Utilities & Environmental Systems

Regulatory-anchored · potable, effluent, waste, fuel

The Utilities pillar handles the systems that operate a property from behind the walls. Potable water treatment, sewage and greywater systems, refilling programs for guest and staff use, disposal and diversion for solid and liquid waste, and diesel supply and fuel coordination for standby generation. Every deliverable in this pillar sits under a specific Philippine regulatory instrument — and every scope we quote here is designed to meet or exceed that instrument.

Where the property meets the utility, the compliance file starts. GSSC keeps that file complete before it is asked for.

  1. Water filtration and sewage systems — from guest-room point-of-use to whole-property treatment plants, engineered to Philippine National Standards for Drinking Water and DOH administrative orders.
  2. Potable water refilling programs — recurring supply to guest floors, back-of-house, and staff quarters, with laboratory verification cycles.
  3. Waste disposal and diversion — segregation, hauling, and recycling programs aligned with RA 9003 and RA 11898 producer obligations.
  4. Diesel supply and fuel coordination — standby generator fuel programs, spill-prevention plans, and consumption ledger reporting.

The Construction pillar covers scopes that move the physical envelope of a property forward — civil works, glass, aluminum, and electrical. GSSC operates in the coordination role: sourcing licensed subcontractors, sequencing trades, and holding the single-signatory contract with the client. Design-stage engineering that requires a licensed practitioner is subcontracted to appropriately credentialed professionals under the same master agreement.

A construction scope with GSSC is a coordination brief, not a set of separate contracts to chase.

  1. Civil works and construction-adjacent scopes — excavation, foundations, structural coordination, and site preparation with credentialed subcontractors.
  2. Glass works — storefronts, partitions, doors, and tempered installations for hospitality, retail, and commercial properties.

Fit-Out & Interior Systems

The Fit-Out pillar delivers the interior systems that a property or tenant space needs to open. Millwork and joinery, custom furniture and built-ins, motorized roll-up doors and shutters, and signage. This is the pillar where hospitality tenants, retail chains, and estate clients most often engage GSSC on a program basis — multiple scopes across a rollout, delivered under one master contract.

The interior is where the client’s brand lives on the wall. This pillar keeps it that way.

  1. Wood works, millwork, and joinery — cabinetry, panelling, ceiling systems, and site-installed millwork for hospitality and commercial fit-out.
  2. Furniture and custom built-ins — bespoke case goods, banquette systems, and integrated storage tailored to the brand standard.
  3. Motorized roll-up doors and shutters — storefront closure, security shutters, and back-of-house access with drive-unit warranty.
  4. Signage and custom fabrication — brand identity signage, wayfinding, and non-standard fabrication with color-matched finishing.

Grounds & Landscape

Indoor-to-outdoor · softscape, hardscape, maintenance cadence

The Grounds pillar takes the property from the built envelope outward: landscape design and installation, hardscape coordination bridging into civil works, irrigation-tied planting, and recurring maintenance programs on quarterly or monthly cadence. This pillar is often bundled with Construction (hardscape) or Utilities (irrigation) — the seam disappears under a single contract.

Grounds is the pillar where every other pillar becomes visible from the driveway.

  1. Landscape design — softscape and hardscape schemes with plant selection, spacing plans, and phased installation.
  2. Grounds maintenance cadence — recurring quarterly or monthly service programs, with plant establishment warranty during the first year.
  3. Irrigation-tied planting — integrated irrigation systems designed to the planting scheme, with controller programming.
  4. Hardscape coordination — paving, retaining, drainage, and site works bridging into the Construction pillar.
